US CRE transaction volume, Q1 2026 — up 25% year-over-year
· JLL, May 2026

  • The COINS Act (December 2025) expands the Outbound Investment Security Program; Treasury must issue rules by March 13, 2027.
  • Treasury's proposed CFIUS Known Investor Program fast-tracks reviews for investors filing 3+ times in 3 years who show distance from adversary countries.
  • Global transaction volume rose 18% YoY in Q1 2026 — Asia Pacific +31%, Americas +25%, EMEA −2% (JLL).
  • US investment volume reached $110.7B in Q1 2026, up 18% YoY (MSCI).

Capital is returning to US assets at a measurable pace; transaction depth is back for owners weighing a sale. For foreign operators, the Known Investor Program opens a faster lane for repeat allied investors — ahead of COINS Act outbound rules.

US office investment activity, Q1 2026 vs. Q1 2025
· JLL, May 2026

  • The proposed CFIUS Known Investor Program lets allied investors submit information before formal filing, shortening review timelines on real-asset acquisitions (U.S. Treasury).
  • San Francisco led at +150% investment growth, then Chicago (+96%) and Atlanta (+91%) (JLL).
  • Global CRE volume rose 18% YoY in Q1 2026; office, retail, and industrial led (JLL).

Office is no longer the avoided sector. A 61% rise in activity signals repricing that has drawn buyers back, across gateway and secondary markets. For owners of office or mixed-use product, Q1 sets a comparable transaction record where one was thin a year ago.

Projected US import container volume (TEU), H1 2026 — down 2% vs. H1 2025
· NRF Global Port Tracker

  • Tariffs continue to shape import timing. NRF projects March 2026 down 12% and April down 7.1% YoY, as 2025 front-loading unwinds.
  • May and June 2026 are forecast up 9.3% and 8% YoY — a rebound against the sharp 2025 drop after April 2025 tariff actions (NRF).
  • The Port of Los Angeles handled 812,000 TEU in January 2026, down 12% YoY (Port of Los Angeles).

Monthly swings reflect the 2025 baseline more than new demand; the underlying signal is a 2% half-year decline. For foreign operators building US distribution, capacity is available and timing is tariff-driven. For logistics-asset owners, normalization — not collapse — frames the leasing case.

Annual US farm goods China committed to buy, 2026–2028
· White House, May 2026

  • A White House fact sheet (May 17, 2026) put China's commitment at $17B in US agricultural purchases per year through 2028, excluding October 2025 soybeans.
  • The framework establishes a US-China Board of Trade and Board of Investment under a reciprocal tariff-reduction structure.
  • US agricultural exports to China fell 65.7% to $8.4B in 2025 — the steepest drop in the series (Reuters).
  • China extended five-year registrations to 425 US beef plants and approved 77 more in May 2026 (Reuters).

A commitment is not yet completed trade. The $17B target stands against a market that contracted sharply in 2025. For foreign food operators sourcing US product, restored beef-plant registrations reopen specific channels. For US producers and owners, demand visibility improves — though settlement terms remain undefined.

Proposed maximum admission period for F, J, and I visa holders, replacing Duration of Status
· DHS, May 2026

  • On May 5, 2026, DHS sent a final rule to OMB ending Duration of Status for F-1, J-1, and I holders, capping admission at four years or the I-20 length, whichever is shorter (ICEF Monitor).
  • The rule cuts the post-completion grace period from 60 to 30 days (ICEF Monitor, NAFSA).
  • Longer doctoral or medical programs would need extensions before stay expires; language programs carry a 24-month maximum (ICEF Monitor).
  • The rule is expected to apply to new students arriving September 2026, effective 60 days after Federal Register publication.

A fixed term changes planning horizons. For foreign education operators and families, multi-year programs now carry an extension step that did not exist before. For US institutions and education-asset owners, enrollment modeling must account for a 30-day grace window and front-loaded September 2026 applications.
